Having a home inspection is a key part of the home purchase process. This inspection will reveal any cosmetic issues, major foundation issues, severe water damage, termite issues, or any other issues which could be of concern to a home buyer.

The home inspector is neutral towards the home and has a main role of providing a thorough report which typically covers these areas:

• Inspecting the property around the home
• Inspecting the exterior of the home
• Inspecting the roof
• Inspecting interior rooms
• Inspecting the home systems such as electrical, plumbing, HVAC
• Looking for any defects

Inviting the Buyer’s Agent to the Inspection

During the inspection the buyer’s agent, the listing agent, and the buyer may all be present at the inspection. Inviting the buyer’s agent means the agent can be aware of any common issues which may arise in a particular area such as termite issues, seepage due to dampness, or a known locality prone to flooding.

The buyer’s agent will refrain from making personal suggestions during the inspection which could influence either the inspector or buyer.

When all parties are present at the inspection this can be helpful during a repair request. Since any major issues will be noted on the inspection report, viewing the inspection process first-hand provides the opportunity to pushback on any minor issues that are of concern. Additionally, the listing agent will have the opportunity to explain to the seller about any serious issues requiring immediate attention.

Reviewing the Home Inspection Report

• After the inspector writes the report, the buyer’s agent will be available to assist the buyer in answering any questions they may have or to interpret the language used in the report.
• The agent will remind the buyer that the home inspector is not a property appraiser. The inspector’s role is to point out any issues found.
• Should a red flag be revealed in the report the buyer’s agent will negotiate with the seller’s agent to get what the buyer wants.
