Homes using home staging techniques are proven to sell better and faster compared to homes with empty rooms. A bare room feels cold and impersonal. This creates a challenge for any buyer to imagine themselves and their belongings filling the space.

Home staging is a tool homeowners use to highlight the home’s features plus display each room at its best. Staging doesn’t have to be complicated when you remember the home is being staged for the buyer’s eye.

The way you live in a home is different than the way you sell the home. Here are some tips to assist you with staging your home.

WHO is the most logical buyer for the type of home you’re selling?

Your REALTOR® will have buyer demographics to discuss with you about who the most logical buyer could be for your home. Your selling agent will consider if you’re marketing to a first-time buyer or someone who is trading-up to larger home or a family wanting to move closer to specific school district or their work location. WHAT does this buyer want in a home?

Now that the type of buyer is identified, it’s time to determine what needs to be done prior to listing the home for sale. Take a survey of each room to access if there are any repair projects—minor or major—that need taken care of. Give special attention to the things which make a good first impression—giving the home a thorough cleaning, reducing clutter, sprucing up the landscape, applying a fresh coat of paint, etc.

WHEN is the best time to begin staging your home?

The adage “There’s no time like the present” applies here. Resist procrastinating when it comes to staging. As soon as you decide to list your home, begin staging and here’s why: when you tackle one room or project at a time you will make greater headway. Something a professional stager encourages is to reduce, declutter, and show buyers the ample space available in each room. This takes time.  

WHERE should you start?

Discuss with your listing agent where to focus your attention first. Make a plan and work that plan. Having a staging plan aids you in not blowing your budget when doing repairs and home improvements. Your REALTOR® will guide you towards features, finishes, and colors that are in-demand.

WHY should you care about staging your home?

Professional staging creates noticeable differences in how well your home photographs. In today’s online world, listing photos or a virtual tour to showcase your home are the two ways many buyers will first view your home. All of your staging preparation pays off when someone stops scrolling through the listings to look at the photos for your home.
